Tierra Verde is mountainous ranch land which makes a very private get away that is surrounded by national forests, wilderness areas and parks. Tierra Verde is located in the north western part of New Mexico in Cibola County. It is about 30 miles south west of the community of Grants, New Mexico. Grants is about 70 miles west of Albuquerque. Tierra Verde covers 7 sections which is about 4,480 acres. About 4,100 of these acres have been subdivided into 592 lots. A single power line enters from the West (North end of Unit 4 and South of Unit 2) to the old ranch house and down through Units 3 and 6. Power is being provided by Continental Divide Electric Cooperative, Inc. and they can be reached at (505) 285-6656. Currently there are only a few cows grazing in Tierra Verde. There are also a few horses. There are no phone lines in Tierra Verde, but cell phones do work in the area. There are no mandatory associate dues in Tierra Verde. The ranch was subdivided into Tierra Verde Ranchettes in 1974 and at that time it was part of Valencia County. On June 19, 1981 the western part of Valencia County became Cibola County. Cibola is the newest county in New Mexico. DRIVING DIRECTIONS: Go 1/10 Mile East of Mile Marker 48 on HWY 53. Go South on County Road 47 (dirt gravel road). Stay on road takes you closer to the Sandstone Bluffs. When you go about 6.3 miles bare left at the fork. At this point it is 2.4 miles to the James Ranch Gate and start of Old Cabin Road. Gate combo is 2784. Go short distance past gate. Take first left on North Valley Road follow around curving to right, then go left on Mason Ranch Road, follow through gate to sign announcing Tierra Verde. From sign announcing Terra Verde go 1 mile east down Mason Ranch Road, go left (north) from Mason Ranch follow fence line approximately ΒΌ mile. Unit 5 lots: 81 - 89 & 92, 93. At corner of fence go right (east) to lots on north side of easement road along fence line. To access additional Unit 5 lots 67 - 69 & 71, 72, 75, 76, 79, 80 go north 1/8 mile from Mason Ranch fence corner to easement road, go right (east) to view lots on right (south) along easement road.

- Any left bids placed less than one hour before the item comes up for auciton can not be guaranteed to be accepted.
- The minimum dollar amount for any left bid is .
- The floor manager or the auctioneer will bid for the absentee bidder.
- In the event of a tie bid between the absentee bidder and the house bidder, the winning bid will be awarded to the house bidder.
- If there is no bid within 30 seconds the bid will start at half of the left bid amount.
- First time bidders/new customers will be held to a maximum bid of $1000 per item. New customers must be pre approved by the floor manager or auctioneer.
- Dealers or customers wanting to bid on multiple items must be pre approved by the floor manager or auctioneer.
- In placing an absentee bid, the bidder does agree to all the standard rules and regulations as described during registration.
